This is a fairly typical example of Queen Anne architecture with Free Classic detailing. The structure’s design integrity has been somewhat compromised by alterations to the cladding, although it appears the structure is undergoing renovations intended to return it to its original appearance.

This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.

A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property; however, the structure appears to have been owned by Fillipo Davanzo from about 1925 until at least 1937. The property was apparently purchased by Tom Mayeda in 1958, and by Rudy Gramaje in 1962. The current owner appears to have purchased the duplex from Rizal G. and Robin C. Gonzales in 1988.

This is a two story, clapboard, brick and composition (imitation brick) siding clad, wood frame duplex on a concrete foundation, over a full basement. The porch appears to be built on a post and beam foundation.

The essentially rectangular plan is given a somewhat cross-like footprint by the full height bays at the west and east elevations. The structure is capped by a  hip roof with cross gables, including a pediment type gable over the projecting, partial width front porch. The roof features moderate overhangs and enclosed soffits.

The windows and doors are characterized by patterns and details customarily associated with Queen Anne architecture. The pediment-type gables, the occasional modillions, and the Tuscan columns supporting the upper level balcony and the roof at the front porch are Queen Anne Free Classic elements.

This house was built in 1895 according to the King County Property Record Card (in 1900 according to
the King County GIS Center Property Report, accessed August 18, 2008, though this source is not able to record construction dates prior to 1900). The King County Property Record Card also suggests that the structure was remodeled prior to 1937.

The structure appeared derelict when visited in 2008 in the course of completing the Early Residential Building Survey, but there were indications that the property was being restored or renovated at that time.

Thick foliage at the front of the site in 2008 made it unclear if the brick construction at the base of the front porch in 1937 was still extant.

It appears some of the windows have been replaced. The original porch gable half circle fan light windows appears to have been altered.

Portions of the cladding, particularly some trim elements, were missing in 2008, resulting in exposure of structural and sheathing components to the weather, especially at the front porch. In addition, composition (imitation brick) siding and concrete/asbestos shingles added to the building at some point after 1937 were in the process of being removed, revealing what is apparently the original wood clapboard siding. Concrete/Asbestos shingles still covered the original shingle siding at the porch pediment in 2008. The original porch and balcony railings are no longer extant.
