Summary for 231 40TH AVE / Parcel ID 1954700235 / Inv # 0

Historic Name: Common Name:
Style: Queen Anne, Queen Anne - Shingle Neighborhood: Madrona
Built By: Year Built: 1896
This is a good example of the Shingle style variant of Queen Anne architecture, although the structure’s design integrity has been somewhat compromised by alteration to the porch and the northeast corner of the house.

This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.

A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property; however, the current owner, Lexie S. Robbins, acquired the property in 1996 from Howard W. Robbins.

King County Property Record Card (c. 1938-1972) Washington State Archives

King County GIS Center Property Report (; accessed July 22, 2008)

This is a one-and-a-half story, shingle clad, wood frame single-family residence on a concrete foundation, over a full basement.

The not quite rectangular plan is made more irregular by the extensive front porch. The structure is capped by a hip roof with cross gables and enclosed soffits. The relatively steep, front facing gable is enclosed by a pent. Together these features identify the structure as a Queen Anne style residence, though the extensive use of shingle siding, with limited detail interruptions, the banding together of windows into symmetrical groups, and the prominence of the deep and massively detailed porch, are very characteristic of the Shingle style.

The house was built in 1896 (King County Property Record Card; the King County GIS Center Property Report, accessed July 22, 2008, gives the year built as 1900). The King County Property Record Card indicates that the house was remodeled in 1926 but does ot indicate the location or extent of the work.
