Summary for 2805 S WASHINGTON ST S / Parcel ID 3416600995 / Inv # 0

Historic Name: Common Name:
Style: American Foursquare - Craftsman Neighborhood: Central Area
Built By: Year Built: 1906
This is a slightly unusual example of American Foursquare architecture with some Craftsman detailing. The structure’s design integrity has been somewhat compromised by alterations to the porch and the replacement of several windows.

This is one of approximately 2,200 houses that are still extant out of more than 5,000 that were built by the end of 1906 in Seattle’s Central Area, Eastlake, First Hill, Leschi, Madison Park, Madrona, and North Capitol Hill neighborhoods.

A complete permit history, and a complete record of ownership and occupation have not yet been prepared for this property; however, t
he house appears to have been owned by Moses Winikoff (spelling to be verified) and his wife Dora In 1938. The property was purchased by Mariana Gonzales (spelling to be verified) in 1951, then was acquired by Lymon O. Mitchell and his wife in 1959. The current owner acquired the house from Cecil Ralph Smith in 2006.

This is a two story, clapboard and shingle clad, wood frame single-family residence on a concrete foundation over a full basement. The rectangular plan is capped by a hip roof with wide overhangs, open soffits, and exposed rafter tails. The last of these details is a signature feature of the Craftsman style.

The openings are generally characterized by patterns and details customarily associated with Queen Anne work, The major windows, for example, are mostly tall double-hung units that have been individually placed rather than ganged, and the most significant window that is not double-hung, a cottage window opening onto the front porch, features numerous small divided lights over a single large glass pane, a typical Queen Anne pattern. A taste of Craftsman detailing was allowed to creep into the fenestration system when several of the double-hung windows were modified by replacement of the upper and lower wood sashes, originally of equal size, with similar but unequal components (i.e., smaller wood sashes above and larger wood sashes below). The rectangular footprint of the structure, the full width projecting porch, and the symmetry of the facade above the first floor are all indicative of American Foursquare design. The large built-up piers, which bear on the solid porch rails and support the hipped porch roof, are also often associated with Foursquare work, although the Tuscan detailing of the piers and the associated built-up wood entablature gives the house a slight Queen Anne - Free Classic character.

This house was built in 1906. A new two-car private garage was added to the residence under Permit No. 327218, dated May 2, 1938 (per King County Property Record Card); however, this structure (if it still exists) is not apparent from the public right-of-way. The front porch was undergoing minor alterations when the house was surveyed in May 2008. The siding had been removed from the solid porch rails, possibly to be replaced in kind. The original wood entry stair, with its clapboard clad "cheeks," had apparently been removed and replaced with a concrete stairway in the course of an earlier renovation.
