Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct character of the Georgetown neighborhood.

This is a particularly well-preserved and distinctive historic property that appears to possess architectural and/or historic significance. This property exhibits no substantive changes to the exterior appearance/design chararcter since it was identified in the 1997 HRI project.

(1997) This property is associated with an era of residential and commercial building between 1916 and 1942 which continued in Georgetown despite an acceleration of the trends toward the industrialization of the area. Significant changes came with prohibition and the closure of the brewery in 1916, the completion of the Duwamish Waterway in 1917, and the arrival of new businesses, such as the Boeing Airplane Company in 1916. In spite of the increasingly industrial nature of the area which had been zoned as such in 1923, residents of Georgetown continued to build new homes and businesses and to plan for a future in the neighborhood. This house was built for Lucas and Kate Budnick who appear to have resided here from c. 1926 until the 1960s. Lucas Budnick was a laborer who resided nearby prior to the construction of this house. He used the same contractor, James Peterson, to build a house at an adjacent address in 1930 (GT090) which he owned until 1936.
A well preserved example of an early 20th C. residential design that includes distinctive Craftsman/Bungalow design features. This residence was constructed according to a fairly common house plan that was used throughout the Seattle area during this era and is similar to numerous designs available through architect/builder’s plan books and Aladdin type house catalogs. This residence exhibits design features and historic building fabric that reflect the popularity of early 20th C Craftsman/Bungalow design modes: a one and ½ story side gable form with a projecting central front porch and front dormer, each with a prominent front facing gable. The house is further distinguished by low roof pitches, wide barge boards, wide overhanging eaves, exposed rafter ends and kneebraces. The projecting entry porch includes prominent square wooden columns and balustrade. The windows are a combination of double-hung and casement (with leaded glazing and prairie pattern typical). The house is clad with original cedar clapboard and includes a square bay and wire cut masonry end wall chimney (added c.1957). The siding treatment along with trim and architectural features emphasize the horizontal design character.
