Based on field work conducted in September 2014, this historic property retains its relationship to the streetscape, historic building form and a sufficient amount of exterior historic building fabric (design features, cladding and/or window sash/openings) to contribute to the distinct character of the Georgetown neighborhood.

This is an altered but relatively intact historic property that may possess some limited architectural and/or historic significance.

(1997) This property is associated with the residential and commercial building boom in Georgetown which occurred between 1890 and 1916. Fueled by the construction of the Seattle Brewing and Malting Company’s new brewing facility after the turn of the century and the arrival of foreign immigrants, especially German and Italian, Georgetown came to rely more on its commercial and industrial bases rather than agricultural. With the increase of industry and business, Georgetown had grown in population from 1,913 in 1900 to approximately 7,000 by 1910 as families located themselves near its factories and other places of employment. This was the site of the Siena Grocery (date established not known), a neighborhood grocery store that specialized in the sale of imported and domestic groceries. The 1910 Polk’s Directory listed the proprietors as Michael and Joseph Domini and Antonio Banchero (see GT067), selling "Fancy and Staple Italian, French and Domestic Groceries and Provisions." This building and the adjacent building (GT018) were owned by a single owner, J.B. Ferguson, from at the least the 1910s to the 1940s and remain in the ownership of one individual today.
No subtantive change to building form or historic building fabric/features since 1997 HRI project. Some modern window units and cladding materials have been added (at second floor level).

(1997) A somewhat altered example of a two-part, wood frame commercial design. Exhibits unusual commercial storefront due to the irregular shape of the lot and the street configuration: a prominent recessed entryway at building corner, large display and transom windows (appear to have been reconstructed), a prominent mansard parapet and standard double-hung windows typically set in pairs. The form of the building is also unusual due to the projection of the storefront level beyond the basic two story flat roof commercial vernacular building type form. Windows at the upper floor and side elevation are deteriorated and/or have been removed. Original cladding (clapboard), corner boards and coping are currently covered (or removed) by brick pattern asphalt siding. The original storefront level including the entry doors appears to have been reconstructed and slightly altered. Approximately twelve boarding rooms and two separate commercial spaces were historically situated in the building. The upper portions of this building exhibit deterioration.
